Contract to Post-Close
Onboarding and welcoming packet (buyer agent & Buyer)
Email and call all parties involved with the transaction to introduce myself
Welcoming texting messages to buyer agent/buyer
Creating property file
Input all information into the database and transaction management system.
Review and upload all documents to the file for compliance
Confirm receipt of earnest/option money
Review and confirm all transaction deadlines
Add closing date and due diligence date to the calendar and send out invites.
Calendar and scheduling management
Upload the MLS sheet to the file (provided by the agent)
Checking all documents to make sure they meet compliance requirements and have all initials/signatures
Track all timelines and follow them according to the contract.

Coordinate inspections, walk-throughs, and closing appointment
Complete vendor support & order any necessary services the agent/client requests.
Order home warranty (as needed)
Obtain CDA and submit to settlement company
Follow up on repairs and receipts
Provide weekly check-ins to the agent and buyer and provide updates to parties involved in the transaction.
Help with requesting utility information
Send follow-up emails to the closing attorney, underwriting, and lenders making sure we are on track for closing
Submit all documentation to the brokerage for file compliance
Conduct a file audit seven days prior to closing to ensure all documents are executed and uploaded
Request reviews after closing on behalf of the agent.
Add client information to agent's CRM system

Listing Services

Email and call all parties involved with the transaction to introduce myself

Creating property file for listing
Input all information into the database and transaction management system.
Review and add all listing documents, disclosures and any other required documents to broker’s online compliance management software ensuring file is complete
Add any and all-important dates to the calendar
MLS support (work together with agent on this)
Email seller a copy of MLS listing to approve before going live
Help with all scheduling appointments for the listing
Ask the seller to make copies of house keys for the lockbox
Schedule stager for consultation (if applicable)
Schedule photographer for photo shoot once house is staged
Help with preparing flyer for listing
Assist the agent with helping the client to make sure they have all documents, ShowingTime instructions and anything else necessary to help create a successful listing
Other TC/administrative services as needed to help prepare the listing
Provide agent with transaction file when completed
Request reviews from clients on behalf of agent
